About Wheeler REIT
Virginia Beach-based, self-managed REIT that owned 56 retail shopping centers (about 6.8M sq ft, mostly grocery-anchored) across 14 states at June 30, 2026, including the former Cedar Realty portfolio.
Why it’s a target
Real shopping centers with real tenants, under common equity worth about $0.6M after a 1-for-6 split on October 30. The gap is the capital structure, and capital structures get renegotiated by whoever holds enough of them.
Main risk
Preferreds and convertible notes keep converting into common, and the board is already asking for another 1-for-2 to 1-for-100 split in January 2027. The common is the most junior claim on the properties.
